Toilet Flange Repair Using A Toilet Flange Extender (Step-by-Step)

Nows the question: How do you do a toiletflange fixing? Today youre going to see one technique. Before we start, Im going totell you one thing and a quick storey. Number one, Im not a plumber. Number two, a plumberdid do this repair for me eight years ago. Heres what happened. This toiletwell, theres no toilet here. There was a toilet now, and we were getting water leaks downinto the dining room below. Pretty disgusting, right? So our plumber, Charlie, came by fixedthe problem, told me how to do it, and thats what Im going to share with you today. So nows their own problems. This closet flange is dropped down below the tile. Why is thatbad? Having a wardrobe flange below your finish floor is bad because the wax hoop will constrict, and there will be a gap between the wax ring and the bottom of your lavatory bowl. That willform a disclose in this area, which can ruin your floor, your subfloor, and whatever chamber isbelow this flange. So how do you fix this problem? And what ifyour closet flange is broken? What can you do to fix this? Youve many different options, but Im going to present three of them today. So if the actual metal closet flange is broken, you can buy a substitution reverberating at your hardware accumulate or plumbing render warehouse. This isstainless steel, and its made by Sioux Chief. You can also get a toilet flange repairring. This split intend starts around the way stack. Its pretty easy to do, and thisreplaces rusted and rusted metal echoes on PVC/ ABS flanges. So again, this is madeby Sioux Chief. This third option is a Push Tite 4 Gasketed Closet Flange. You canuse this for cast iron, PVC, or ABS pipe. This red gasket here goes down into the pipe, forms a water-tight seal, and then you would secure this to your subfloor. So those arethree options to amend a bathroom flange or closet flange. After you restore the flange, you need to raise it up so that its at least 1/8 to above the finish floor. And one direction to do that is to use a wardrobe flange spacer likethis one now. This is a spacer made by Oatey. You can get one of these in yourlocal home accumulation or, again, plumbing supply warehouse. They come in increments and increments. Now some people say you can double up thewax sound, wanting introduce two wax rings on top of each other. Why is that a bad project? Itsa bad suggestion because these wax peals compress, and eventually theyll compress fairly suchthat the bottom of the toilet bowl is not touching the wax pealing, and youll flesh aleak here. This is a much more solid repair, and Im going to show you how to do it rightnow. You can see there are flutes on the closetflange for the wardrobe flange shafts. So what you need to get are some 3 shafts likethese ones by Fluidmaster. And the reason why you want 3 rods is because weregoing to slide these in now like that, and they have to be tall enough to go throughthose flanges and through the bottom of your lavatory bowl.So they have to be extra longin order to do that. You want to make sure that the existing closetflange is clean and free from any wax. So this is a bit rusted because its cast iron; thats fine. What were going to do is put down a delightful ball of 100% silicone sealanton top of this and on the bottom of our closet flange spacer. Were going to be using white-hot silicone, and this is 100% silicone by GE. Its aseven-year, mold-free product, and its 30 -minute water-ready. It comes with a lifetimeguarantee, and its resilient. So were going to be applying this around the existingcloset flange and then on the bottom of the spacer. The brand-new toilet were going to install is the VorMax by American Standard. The closetflange bars is essential to 12 from the wall.So this baseboard molding is thick.Im going to place my measuring tape up against that baseboard, Im going to lookat the 12 symbol, and then subtract. So that gives me to right about there. Andwhat thatll do is move the wardrobe flange rod 12 from the wall. So were goingto do that on the other side as well. So heres my 12 observe. Thats where our two closetflange thunderbolts need to be. Now fortunately when I articulated this on there, its utterly level, which is great. There “theres going”. Thats a little bit off there. Sowere going to have to shim the bathroom locate formerly we get laid there, but thats foranother date. So now what were going to do is apply thesilicone to the original closet flange and to the bottom of the spacer. Its okay tobe generous with the silicone here. All claim, so now Im going to apply some to the spacerhere as well. Its kind of the idea of like back buttering a tile. Its always a goodidea. All title. Now what Im going to do is, since this bolt is a little bit snug here, Im just going to scooch itas I get siliconeon my handIm just going to scooch it up to the 12 stigmatize. Im just going toslide this one in. So next pace is to only made these washers on there and then your nuts. And then do the exact same thing for the other side. Then just take the crescent-shaped strain andtighten down on the nuts. And make sure that theyre still lined up with your closetflange rod stigmatizes that you made from the wall. Then merely smooth out any silicone that oozedout in between the spacer and the original wardrobe flange. So theres nothing worse than a lavatory container leakage.
